COMPANY PROFILE come housing, where one community features pricing across the economic spectrum, includ-ing workforce, affordable, market-rate and even ownership opportunities. We believe this is the key to truly resilient and self-sustaining communities, and we are always looking to new private-public partnerships to help deliver these transformative projects. MAHB: You manage all your own develop-ments through your in-house management company, TRG Management, correct? Milo: Yes, Related Urban develops and owns all of its developments, which are also managed by TRG management. MAHB: What is the difference between how af-fordable properties are managed and how mar-ket-rate properties are managed? Milo: There are more requirements in a mixed-income development versus a traditional mar-ket-rate development. Our approach is to make that seamless for our residents, so we make sure to have team members who are cross-trained in both types of requirements. MAHB: How many of your Gallery-branded projects have been completed and are open? Are there any in the development or planning phase? Are these projects named “Gallery” in honor of Mr. Perez’s art advocacy and philan-thropy? Milo: We have two Gallery-branded projects that are currently completed and open, Gallery on the River and Gallery River Parc contain more than 300 units combined. We have an ad-ditional two developments under construction. We broke ground on Gallery at Marti Park in January, and we began construction of Gallery at West Brickell, our largest project to date, in October 2022. That project will be complete in 2025. Gallery at Marti Park is a $190 million, 29-sto-ry, 465-unit development. In addition, we have several other Gallery projects with more than span more than 2,500 units of affordable, work-force and market-rate apartments, including the previously completed 150-unit Gallery at River Parc. Residents will enjoy access to the aforemen-tioned Robert King High Community Center, while 15,000 square feet of commercial space will be available for leasing. Full completion of the remaining four phases is expected by 2027. MAHB: Can you talk about some of the unique features at Robert King High and Paseo del Rio? Milo: First, Robert King High received a major facelift. The 315-unit high-rise was originally built in 1964, and the renovation efforts kicked off in October 2020, ultimately wrapping up in August 2023. The whole project focused on serving extremely low-income seniors under the Department of Housing and Urban De-velopment’s Rental Assistance Demonstration (RAD) program. As a bonus, Related Urban also revamped the nearby Robert King High Community Center, which now includes a 1,500-square-foot minor-ity, woman-owned neighborhood convenience store. Paseo del Rio is a seven-story building that boasts 182 units. These residences cater to households earning 30 percent, 60 percent and 80 percent of area median income, and are avail-able in studio, one-and two-bedroom apart-ments. On-site amenities include a multipur-pose room, fitness center, business center, dog park, bike storage, outdoor grill areas and a resident courtyard. On the ground level, there’s even a Pinecrest Bakery set to open its doors in the second quarter of 2024, spanning around 3,000 square feet. MAHB: You are delivering other uses in addi-tion to housing at the Serenity at Liberty Square project. How do these additional development pieces come together? Yes, our Gallery develop-ments have a major focus on art within them, which was inspired by my partner Jorge Perez. MAHB: Your affordable projects have elements of luxury and style in their designs. How is it possible to deliver these levels of finishes in af -fordable housing communities? Milo: Many of our affordable and workforce housing properties are truly indistinguishable from our market-rate properties. We do not cut corners when it comes to design, architecture and amenities to ensure the product is some-thing the entire community can be proud of. We strive to include the same touches that de-fine our luxury condos, such as floor-to-ceiling windows, high-end finishes and even muse -um-quality art installations. Related Urban is a vertically integrated company with an affili -ated construction company, Related Urban Con-struction. This allows us to control costs more efficiently. MAHB: Your recent deliveries were part of the multi-phase River Parc project. What is next in that development and what is your role? Milo: Robert King High and Paseo del Rio mark the completion of the fourth and fifth phases of the ambitious River Parc master plan and are a testament to the impact of this type of large-scale, neighborhood-wide repositioning effort.
